Management level position responsible for tactical project management of medium to high risk projects from concept to close out. Develops and manages engineering design intent throughout the life of the project while interfacing with external engineering and technical consultants. Interfaces with internal design development disciplines and manages external technical and engineering consultants. Frontline manager responsible for monitoring budget and ensuring that delivery schedule is met.
CORE FUNCTIONS AND RESPONSIBILITIES
Manages project which is self-contained and definable to the high-quality standards of AOA from concept to close out
Sets strategic direction of project
Authors and pushes through Capital Authorization
Responsible for writing and defining scope, estimates, schedules, budget development, contract initiation, procurement (generates scope through award)
Develops program book and manages commitments established by pro forma
Decision-making responsibility and elevates appropriate issues to senior management
Prepare and present project status reports at monthly updates to senior management with accountability
Develops engineering and design intent and presents to senior management
Primary problem solver and handles conflict resolution on project
Manages relationships with owner/operator and is the primary representative for AOA
Responsible for personnel management of direct reports to include performance reviews, performance counseling, talent development etc.
Interfaces with AOA Senior Executives
Ensures adherence to all personnel policies and company handbooks
Ability to successfully manage personnel providing leadership, mentoring, coaching and guidance
Ability to successfully lead project team including consultants, staff extensions, contractors, etc.
Ability to resolve conflict, negotiate
Ability to delegate
Ability to successfully manage external engineering and technical component
5+ Years job related experience
3-5+ years project management/coordination
Proven experience managing hotel development projects, specifically hotel renovation projects, Themed Entertainment experience
Willingness to travel Required
Proven experience managing the project development process and documentation (shop drawings, document control, punch lists)
Experience in developing the program book and managing commitments established by pro-forma
Ability to lead the project team, be the team leader
Experience with and proven understanding of scheduling, estimating, budgeting and quality control
Ability to manage through conflict, complexity and to problem-solve issues to resolution
Experience with hiring outside vendors, professional contractors
Experience in the contract administration process (contacts, understanding of professional fees)
Ability to understand the needs of the client and to manage relationships between the owner/operator.
Computer literacy (Word, Excel, E-Mail)
Ability to comfortably and effectively communicate, both verbally in presentation and conversation, and written in correspondence to project team, vendors, consultants and AOA partners
